Finished balcony with warm wood-toned surface
Balcony Refresh

Precision surface, edge, and cleanup details for a more finished outdoor room.

Scope-led

One building, many units, one standard

Built around the way condo buildings actually work.

UnitForge approaches each balcony as part of a building—not as an isolated DIY project. We prepare a tailored scope around the visible conditions, building requirements, finish direction, and access realities of the unit.

HOA-aware documentation

Clear material and scope information can support a resident’s approval request. It does not imply automatic HOA approval.

Tailored finish system

Layout, edges, and material quantities are considered for the particular balcony rather than sold as a generic kit.

Consistent presentation

A considered surface and perimeter detail make the balcony feel intentional for everyday use, rentals, and listing photography.

Professional closeout

The work includes a defined finish approach and cleanup—without asking owners to solve the awkward final details themselves.

Simple by design

A proposal before a promise.

We qualify the opportunity first, then confirm the details that make the work appropriate for the unit and building.

  1. 01

    Send photos + basics

Tell us about the building, unit, balcony condition, and timing. After you submit, reply with clear balcony photos for review.

  2. 02

Receive a preliminary range + scope

We’ll assess fit from the available information and outline likely materials, preparation considerations, and a planning range.

  3. 03

    Confirm approval + install date

Before scheduling, confirm building approval where applicable and finalize the measured scope, conditions, and installation window.

Planning ranges

Start with a useful range—not a false promise.

Final scope depends on measurements, visible and site conditions, preparation, building requirements, access, and selected materials. Preparation, removal, and repair-related work are separate from the surface planning ranges below.

Defined scope

Professional scope means knowing the boundaries.

No structural work, drainage work, waterproofing work, railing work, or substrate-repair work.

Written HOA approval is required where applicable before an installation date is confirmed.

Preparation, removal, and repair-related needs are identified and priced separately when they fall within the appropriate scope.

The final scope is confirmed only after the relevant measurements, condition, and building requirements are understood.

Building group windows

A better installation window for neighboring units.

When 3+ units in the same building commit to the same installation window, each may receive a predefined project credit or trim upgrade.

The benefit reflects shared staging, travel, and procurement efficiency—not a negotiated discount. Exact eligibility and the applicable benefit are confirmed in each proposal.

Start with your unit

A detailed first look starts with a few essentials.

Tell us what you can. Once the request is submitted, reply with clear photos of the balcony surface, perimeter, threshold, and anything that concerns you.

The first review is for fit and preliminary scoping. It does not create a final quote, installation commitment, or HOA approval.

Photo qualification

Request a preliminary proposal.

Start with the basics. After submitting, reply to the confirmation email with balcony photos—this site does not collect uploads yet.

By submitting, you’re asking UnitForge to review your request. A submission is not a booking, quote, approval, or installation commitment.

FAQ

The questions worth answering early.

Why hire UnitForge instead of installing deck tiles myself?

The system is more than the surface. We plan the layout, assess visible preparation needs, handle cuts and finished edges, coordinate material procurement, and leave the space clean. The goal is a complete balcony presentation—not simply clicking tiles together.

Can UnitForge get my HOA approval?

We can provide clear scope and material information to support your request, but approval is building-specific and remains the owner’s or association’s decision. Written HOA approval is required where applicable before installation is scheduled.

What if preparation or hidden conditions are found?

Photographs help us identify likely preparation, but final scope follows measurement and site conditions. Preparation, removal, and repair-related work are stated separately. We do not perform structural, drainage, waterproofing, railing, or substrate-repair work.

How does pricing work?

The ranges on this page are planning ranges, not a fixed quote. Your preliminary scope considers balcony size, visible condition, building requirements, access, preparation, and selected materials. We confirm the final scope after the right details are available.

What is a group installation window?

When three or more units in the same building commit to the same installation window, each may qualify for a predefined project credit or trim upgrade. Eligibility and the exact benefit are confirmed in the proposal.
